"We've seen our sleepy little beach town go through quite a transformation in the last 10 years... Like many longtime residents, I have mixed emotions... I'm excited to see new life breathed into this place, and am happy for locals who are enjoying huge increases in their property values. But of course I'm a little bit nostalgic about the way things used to be.

"The relatively recent development of Talega has brought a whole new dimension to San Clemente real estate, creating a sub-market all its own. Many of the new homes were bought on 'spec' with owners selling in just a few years and making a nice profit from their investment.

"The incredible rise in real estate prices in places like Laguna Beach has caused many buyers to look to Dana Point and San Clemente to find that perfect beach house. And found them they have. Southwest San Clemente has become especially desirable, with many historic homes and cottage-style properties, as well as larger homes that are close to the beach and town.

"There are still good buys in San Clemente, and the occassional 'fixer upper' can be found - but you have to be quick. The best deals are typically on the market for only a few days before someone discovers them.
